Designed as the lexical companion to Wikipedia, the encyclopaedia project, Wiktionary has grown beyond a standard dictionary and now includes a thesaurus, a rhyme guide, phrase books, language statistics and extensive appendices. We aim to include not only the definition of a word, but also enough information to really understand it. Thus etymologies, pronunciations, sample quotations, synonyms, antonyms and translations are included. For Sale By Owner, or FSBO (pronounced /ˈfɪzboʊ/), is the process of selling real estate without the representation of a real estate broker or real estate agent. Homeowners may employ the services of marketing or online listing companies or market their own property but do not pay a commission and represent themselves with the help of a lawyer throughout the sale. Interaction with Real Estate AgentsOne of the most popular reasons why homeowners choose to sell their house without the assistance of an agent is to avoid paying an agent's commission. In the US the agent's fee typically makes up 6% of the selling price of the property. When a homeowner decides to sell their home without a real estate agent and a buyer who is not working with an agent wants to buy the home, the seller pays no commission because no real estate agents are involved. If a buyer who is represented by an agent is interested in a FSBO home, that buyer's agent may request the owner pay him or her a commission, or finder's fee, for bringing the buyer. The seller may choose to either pay the fee or refuse. The seller is not legally obligated to pay any commission. If no agreement is in place with either the home buyer or the owner of the FSBO property, the buyer's agent may not necessarily be compensated in the transaction. Market ShareCanadaSeparate reports from the Canadian Real Estate Association and CTV Consumer Reports state that between 20% and 25% of homes in Canada are sold through brokers each year. MSN Money suggests that 30% of homes are sold without using a real estate agent. More than half of the homes sold in Quebec are sold without an agent. UKIn the UK, the average commission rate is significantly lower than in Canada or the US. Properties for sale by owner are less common. From Wikipedia under the

Q. we have a contract with our realtor to help us find a place. well, my wife found one that is FSBO...and it is perfect, it's the one we will be purchasing. are we obligated to our realtor since this is not a listing with a real estate company? or does it being a FSBO "void" our responsibilities to her? Asked by jettamadness - Sun May 25 19:20:36 2008 - - 4 Answers - 0 Comments A. She is void because she did not show you the property, This has happened to me before and I told the agent I found a home that was a FSBO she wasn't happy but, it's all about me :) Answered by Kimo - Sun May 25 19:29:34 2008 Can I have my house listed lower as FSBO than the Realtor? Q. I have kept the right to sell my house myself but I also have it listed with a realtor. Can I have the price lower as FSBO? Asked by Elizabeth - Fri Jul 13 19:38:51 2007 - - 7 Answers - 0 Comments A. Your realtor is apparently a crazy person. You can set the asking price for whatever you like. When it comes down to it the only thing that matters is the selling price. I'm assuming you signed with the realtor in order to get on the MLS. If you really want to go the FSBO route, I think you are better off ending the relationship with the realtor. There are other ways of getting on the MLS. Q. I live in Texas, and I am listed as the owner with the tax office. This is the only home that I have ever purchased but as the owner is carrying the note does it count against any first time buyer programs that are available? Asked by Larry G - Wed May 21 09:50:45 2008 - - 3 Answers - 0 Comments A. Yes, you are not a first time buyer. Even if you bought with cash you have held title before and it sounds like you hold it now. The programs are to help people get started, you are started and do not require any assistance.
