Currently, we do ALL the following: Most of the office work [leases, rental applications, inputting work orders, inputting tenant complaints, background checks, credit checks, lease renewals, etc.] dealing with all contractors snow removal and salt. showing apartments, cleaning the buildings [ex: vacuum and laundry room] dealing with tenants on a DAILY basis, including weekend. 24/7. A. Having a free apartment pretty much makes up for all the rest - but I would call the management company and say, "Hey, I've been doing this for years for you guys - I kind of need some health benefits and even a small salary would be nice since we work 24/7 for you guys."

Would it be OK to host a holiday party/open house in an apartment building?
Q. Do we need to ask permission from landlord/apt manager/apt building superintendent? Any ideas/suggestions for holiday party/open house in an apartment building?
Asked by Cathy V - Sun Feb 17 21:25:46 2008 - - 1 Answers - 0 Comments

A. Should not be a problem so long as you don't violate any rules (normally noise is to be held way down from 10 p.m. to 6 a.m. at least; may be some parking restrictions in play, etc.). If you mean you want to use a common area to host a party, then you should consult with management as if you don't and others have plans, it's going to potentially get ugly. Again, noise/parking/etc issues still apply but probably is also a fee to use a common area.

A. a list is not going to help if you don't know what it means but I'd be making sure the electrical panel had lots of room for future upgrades to your property like a pool, heat, ac etc, not 2 or 3 empty slots make sure the water supply is adequate, here 3/4 supply from the street is code but what happens when your in the shower and someone flushes tell him you want at least 1" in, 3/4 through the house then reduced to 1/2 for the outlets (maybe $100-150 extra for 2 baths and kit.) if you getting a large Whirlpool type tub make sure it's 3/4 to the tap the tap sets are little more money but it won't take an hour to fill the tub who's suppling the hot water tank a client of mine has a new house and is stuck with a 60 gallon tank (or a buy… [cont.]

Who do I complain to about rude superintendent?
Q. I live in Ontario in Mississauga in an apt, and lately we have had work done on the apt, but whenever the super comes in she bitches and complains and outright insults my cleaning skills of the apt and just is rude in general. My bf has complained to the manager of the building but she seems to have this split personality and is no better than the super. Who can I talk to and what can be done about this?

A. If the manager of the building will do nothing, you are beat, sorry to say. There are no laws about rudeness. Now, if she is breaking terms of the lease you have a case.

Starting a career in Autodesk Revit any suggestions?
Q. I am interested in a carreer in architecture or design specifically using Revit. I have downloaded the Revit trial version and I have made it through most of the tutuorials. I am eager to learn more. Are there classes and training available in the Phoenix Metro area with job assistance? Any suggestions on where I should start looking for employment? I have no architectural or CAD training. I have worked as a construction superintendent building homes for the past three years. I have graphic design and web design experience. I have some minor back end web programming experience.

A. I'm a trainer for Revit in St Louis, Missouri with a degree in architecture and as a result, I can give you some advice even if I can't point you to a specific firm. First I commend you for downloading Revit and going through tutorial process. But as you may know, simply knowing Revit isn't enough... understanding the communication of the construction document process is important. The fact you have worked as a construction superintendent is a major plus...it means you have a better understanding of work flow and process and how a residence goes together than most students directly out of school. What I would do: go back to school and get a degree in drafting or architecture. Another option would be to submit your resume to area home… [cont.]

Why the sky high housing market prices in Australia?
Q. Is it from the cost of materials? Are they importing everything? Are there plenty of contractors building? I am a registered nurse. My husband is a residential building contractor and we want to migrate to Australia Will he find work? Does he need to test to get licensed? Is it easier to become a residential construction superintendent or subcontractor rather than building right away. Is there more building opportunities in the big cities or the suburb/rural areas.
Asked by DLS - Thu Apr 3 23:31:31 2008 - - 7 Answers - 0 Comments

A. The sky high housing prices in Australia are not because of the cost of materials. It's all because of the insanely unfair tax concessions which have attracted too many investors into the residential property market since the late nineties. And the government hasn't had the balls to do anything about the tax system to seriously deal with the problem of skyrocketing prices shutting first home buyers out of the market. People who buy and sell residential property can get off scot free from paying tax on their profits by claiming the main residence exemption to capital gains tax when they live in the property, even for just a few months before using it as an investment property. If they rent the property out, they can negative gear. That… [cont.]

However, the day care has not informed any parent. Who is the legal homeowner in this scenario?
Q. A family of three move into a new apartment. The mother works, the daughter also works and is a legal adult, and the son is a minor who is not gainfully employed. The mother puts down the initial deposit on the apartment and pays rent and utilities for some time. The mother eventually becomes unemployed, which leaves the daughter as the sole provider of the home, including paying for utilities and rent for the family. Who is the legal owner of the apartment? (I use "owner" for lack of a better word, since technically, the superintendent [or whoever owns the building] would be the true legal owner of the apartment. But my question is basically, whose home is it, in the legal sense?)

Will I get kicked out for getting a dog and can I fight it if I do?
Q. When we moved into our apartment, we had to sign a no pets clause. But they gave us a written waiver for our cat and gave us permission to have a cat. The building does not officially allow dogs, because several years back someone went nuts and had like four dogs and people complained. However, in the building, which has about 300 apartments, about 10-15 percent of the people do have dogs. We got a document with our lease that says something like "You will see dogs in the complex, but these dogs were grandfathered in. Do not get a dog or you will lose your lease." However, we moved in three years ago and there are dogs younger than three years old in the building, including puppies. My neighbor's dog died, and she got another one,… [cont.]

A. If I were you I'd fight it before getting the dog. If the person already has on thier lease that they have a dog, it doesn't matter if they get a new dog. The lease simply states they can have a dog. You said you would not get a dog. Personally I also stated I would not get a dog, but because of the size of my apartments I have been able to keep both of my small breeds without being caught *knock on wood.* I have even kept them on my balcony and they've barked at the office people. As long as your dog isn't going to be a nusiance, get it. Just keep it trained and don't give people a reason to complain!

Building in Upstate NY in foreclosure and I am a tenant...help!
Q. Hello, I am a tenant in a 4 unit building that was summoned for foreclosure. I live in upstate NY (Dutchess County) I have called the bank that has filed and was told that is was in foreclosure and I have spoken with the lawyers for the bank as well to verify the property is in foreclosure. My question is, I am being harassed by the superintendent for the rent. (Now when we moved here, we were told that we can pay him the rent or send it to the land lady.) I told him we all received the foreclosure notice, he said he did not care and that since we still live here, we pay rent to him. What do I do? Because I argued with him, he has now put up a sign in front of the building to rent out our apartment. We have not had legal notice to vacate… [cont.]
Asked by jg928s4 - Tue Aug 12 12:41:41 2008 - - 3 Answers - 0 Comments

A. WOW, what a mess! Call the bank and ask who you would pay the rent to. If the bank takes over, you would pay them the rent. And, the Super can't evict you without notice, so he might as well take the for rent sign down. He would have to go through all the legal steps and he hasn't, but he may be planning to. Actually, you can be evicted because you didn't pay the rent yet, even under the circumstances, you still owe someone that rent. You can't live their free just because the building is in foreclosure. The foreclosure process is not a quick one, it could be months until the bank takes over. You would have to find out how far they are in the process. I think by your husband signing the lease, he is bound to the lease even if you… [cont.]

Is it ok to call an employer to inquire about the status of an resume if you haven't heard from them in a whil
Q. It's been a few weeks since I sent my resume and application to a school and haven't heard anything. Should I call the person I applied to or a building principal. Most of the time the applications were requested to be sent to the Superintendent.
Asked by Michelle H - Wed Mar 12 07:21:37 2008 - - 3 Answers - 0 Comments

A. Call the person you applied to. It is perfectly acceptable to wonder what is going on, and if you ring up it may get you brownie points for being keen! Try to be polite, perhaps ringing the secretary and asking who you should talk to to find out about the status of your application. These people often know more about stuff than those in charge, so it's well worth getting them on side! Good luck =}
