Can someone tell me the pros and cons of flat fee MLS listing? Any particular one recommended for Louisiana?
Q. I have had my house FSBO with buyer's agent commission, but no realtors have brought anyone by. They just want me to list them as my seller's agent. I am already going to lose some money on the house, and would like to avoid the seller's commission if possible. Any ideas on flat fee MLS will be appreciated? Has anyone actually this kind of service and had success?

Most consumers sellers of properties desire to get there properties sold at the highest price that will be paid in the open market. Q. Please only respond if you have tried to sell your house yourself...Flat fee? Mls? Lawyer? Useful websites? Please do not just say use a Realtor. That is not helpful. What is the lowest commission to offer on MLS? Do I have to even state one? Can it be negotiable? Thank..

A. Hi, Elena. I would suggest you go to www.realtor.com and click on the Advice section called "Sellers Guide." Read all the materials provided - it's a really good resource. You can skip the page that talks about hiring a Realtor, since you want to try to sell it yourself right now. I would also suggest that you hook up with an experienced real estate lawyer, if you are not going to use a Realtor. Somebody has to protect your interests in today's complicated and sue-happy world. Finally, you can not be on the MLS if you don't use a Realtor, or pay some affiliated company to do so. I'm considering listing my home myself but give selling agent extra commission - thoughts?
Q. My listing has expired with very little work from the listing agent. So, I'm thinking about using a service that, for a flat fee, helps you put your listing up on the MLS. Then I could give an extra percentage point or so to a selling agent. This isn't a buy owner thing; it's a flat service company that just helps you list your home. For any realtors, would the extra commission help entice you to show my home more often?

A. The "limited representation" scenario you present is gaining in popularity with many home sellers. If you are experienced in buying and selling real estate, it might work for you. And offering an increased commission may entice a buyer's agent to show your house to their client. But, the house has to be right for the buyer, for the right price and the right terms before it will actually be sold. Also, consider that the buyer's agent is representing the buyer's interests and not yours. You may not realize that the offer being made is contrary to your best interests.
