How much does it usually cost to build an apartment building?
Q. How much does it cost to build an apartment building? is it usally a set amount per apartment (e.g. $40,000 per apartment in a 200 aparment complex) or is it more of a generalized cost? Well, i'm thinking about adding a complex onto my current commercial/residential land in NH. I wanted to get a basic idea raw costs of building it.

A. I don't normally generalize as I want specifics when it comes to spending money and being on a budget. Since most on this forum are real estate agents or mortgage agents I don't think most of us will be able to come up with a qualified answer to your question. There are several factors that goes into estimating the cost of building an apartment building. You can build this same 200 unit complex cheaper in Mississippi than you can in Long Beach, California so the area will really play a major role in the cost. Then there is the city and it's infrastructure, as far ass roads, utilities and emergency set ups that must be taken into consideration. Will a city even allow you to build such a complex and give you the permits to build such a… [cont.]

Can you make a vacation home apartment building in the sims 2?
Q. i have apartment life and bon voyage expansion packs for the sims 2, and i want to make a condo building, but i don't know if that would just make an apartment building to live in all the time or you can actually have a building with other people in it that you own, if you know what i mean. like if you own a condo at the beach, but there are other people in the condo building. not like a hotel... haha, i have the sims 3, but i like the sims 2 expansion packs.

A. Hi, I am not sure if this is possible but here is one way that you could try. Build your condo and make sure you have the apartment doors (You know the ones with the welcome mats) so that it knows which room is separate. Then type ctrl shift C to open up the cheat box. Type in changelotzoning apartmentbase and press enter. This cheat turns normal buildings into apartments. however. Since you are trying to make a vacation home it may not work. You might not be able to move into in or move out again. This is just a suggestion that I would try first. I'm sorry if this does not work, I do not know any other way it would be possible. Hope I could help

How do I calculate a apartment building investment cash flow after taxes or before taxes?
Q. I am going to invest in a apartment building using a loan. Is it the noi-annual debt service-annual mortgage payments-the annual loan paybacks-income taxes? If this isn't right, then please provide the proper way of determining my actual annual profit after taxes or pre-tax.
Asked by boss - Wed Apr 16 12:11:17 2008 - - 1 Answers - 0 Comments

A. You need to calculate the after-tax rental income first, then after tax cash flow second. First after-tax income from the property. Income a) gross income from the rentals Expenses b) mortgage interest c) depreciation (assume 80% of the purchase price is depreciable building, thus annual depreciation is purchase price * 80% / 27.5 years or about 2.9% of the purchase price) d) real estate taxes e) rent loss due to vacancy, tenant f) management fee g) maintenance fee h) insurance Income - expense would give you roughtly taxable rental income from the property. Assuming the rental bldg generates a (paper) loss, you can apply it towards your personal ordinary income and use it to reduce your ordinary income. If you show a rental profit,… [cont.]

A. Yes, you can do a mail merge from an Excel spreadsheet or Word document if you already have one set-up. Or use the wizard to setup a new one, because you will probably need to do it again.

A. That is the type of thinking that got millions of people into foreclosure and caused a real estate bubble. Only buy an investment property with a minimum 20% down and positive cash flow coming to you. Have a long term plan to hold property and move on from there.

Q. The apartment building I'm currently living in is being sold to a new owner. What do I do about my deposit money? Technically, when it's sold to a new owner, the previous owner would still have that money & I wouldn't be able to ask the new one for the money back when I'm ready to move out, correct?

A. Check your lease---Standard procedure is to transfer the security accounts to the new owner. Most leases detail this and if it doesnt you are within your rights to ask the current landlord so you are sure.

Is it against Louisiana building codes to rent out a second floor apartment without screens?
Q. I live on the second floor of an apartment building with my young child. Shortly after moving in, I opened the window in my daughter's bedroom to air out the space, and everything on her window sill tumbled down to the ground 2 stories below. That was when I first realized that coulpe that both built the building and rent it saved money by not placing screens in the windows. Is this legal? Seems like a safety issue.
Asked by Silly Me - Sun Feb 15 14:47:37 2009 - - 1 Answers - 0 Comments

A. There is no law anywhere that says a window has to have screens. If you can't see there's no screen before opening a window, you need glasses.

A. Talk to your banker and get a new checking account with the name or address of the property. do not co-MINGLE funds. Find a good real estate lawyer (just in case) and get information from your local and/or state government offices for specifics you need to know about. This is way too complex for just a note---see link for some helpful information. All the best!

What is the max amount of pets you can h ave in an apartment building in nyc?
Q. I have to move into an apartment within the next few months. My problem is, i have 3 cats. Would i be allowed to have 3 cats in one apartment building. I'm sure it varies by complex but i am just curious as to what the normal max is in pet allowing apartment buildings. Thank you.
Asked by Beeg - Sat Oct 13 17:40:16 2007 - - 5 Answers - 0 Comments

A. It varies from complex to complex, but in general three or four is the legal limit. Keep in mind that apartment managers often charge extra for each animal; and some will refuse to return your security deposit if they know you have cats or dogs. Please check with your landlord before choosing an apartment complex to move into; so that you can be sure that particular complex is cat-friendly. :) Good luck, I hope this helps!

Asked by The reason I'm mad - Mon Mar 12 01:42:00 2007 - - 2 Answers - 0 Comments

A. Did they give you anything to leave for the exterminator? I used to leave a checklist for apartments. The tenants were asked to fill out and leave them on the kitchen table. They were to inform me of any problems or concerns, like pets. The main focus should be inspection, to look for problems. The bathroom and kitchen access is because bugs need water. The closets is probably for mice. Don't empty the closets. Just try to clear the floor. The days of random spraying and baseboard treatment are supposed to be gone. If the exterminator is any good, they will figure out you have a cat in about 2 seconds, and be careful. The plants will be fine. Several herbs repel bugs naturally. They are a good thing to have around.

Q. I just moved into a new apartment building (ok, not just - about two months ago), and I'd love to meet some of my neighbors but I just don't know how! Other than knocking on their door and saying "Hi!" - which I'm just too shy for. Any ideas?

A. -Going to the pool is a great way to meet people. -While you're at the laundromat, read a book. Make sure the title is visible to others, then you might get people approaching you about it. (But make sure you go at a time when there's a lot of people). -As long as management is ok with it, have a little yard sale in the complex. -Ask management if there are any clubs available. -If you have a lobby and/or gym in the complex, spend some time there. If there's a t.v. with a dvd/vcr player in there, bring some of your own movies and ask other people if they want to watch any.

A. Everything in a partnership revolves around two core themes: 1. What risks are each partner assuming, and what efforts are they putting in? What reward does each partner stand to get? Are the risks/rewards fair for each? 2. do the partners have the same business goals, operaing style, and ethics? The rest is details, but there are a lot of them. A. Oh how I've been there. You have a great place that will cash flow very easily. A total no-brainer of a buy. I saw a place a few years back (before I was in a position to do anything about it) that was about $2m and would bring in about 2x what the mortgage would be if I took a full loan out. And even rounding up on all possible expenses (including full property management) it would still be very positive. But it doesn't matter if you don't have the $. I had nothing to put down -- and the fact that it would cash flow and pay the loan off even with nothing down wasn't an argument the lenders wanted to hear (btw, did I say that I hate lenders yet?) So here is what I'd do... 1) Go to loopnet.com and see if you can find a lender based… [cont.]

A. LIke the gal says above, a lot of variables, and I'd like to throw in the economic area location of the apartment. If you cater to mostly blue-collar working class, you'll have security issues of vandalism, burglary, etc.., where your overhead may increase because you need to hire a security guard to patrol the area. I use to be a security guard, and some of my post assignments were apartment complex. They called for security guard service because the crime and vandalism was compelling some of the reliable (good $$ earning) tenants to move out. When you have good reliable tenants move out, they're not easy to replace. Most people looking for an apartment (in city areas) often have bad credit, past history of eviction, and drug… [cont.]
