A. Having a free apartment pretty much makes up for all the rest - but I would call the management company and say, "Hey, I've been doing this for years for you guys - I kind of need some health benefits and even a small salary would be nice since we work 24/7 for you guys."

Is our building superintendent screwing with us?
Q. I just moved into an apartment in Manhattan with some roommates. We're all just out of college and fairly new to the apt rental scene. When we moved in, there was no deadbolt on the door and the super said he'd install one for $150. So we complied. Now we just got an A/C unit for the window and he once again said he'd install it for us for another $150. Is the guy screwing us or is this customary for superintendents? When do the charges stop? What exactly does he get paid to do? It's not that we can't do it all ourselves. The super is telling us that we aren't allowed install the AC ourselves. Hell, I can install all of this stuff myself. A. I know where to go where I live. There is a place here, in Ontario, Canada, that deals with the rights of tenants - government-run, I think. I'm not sure about where you are, wherever that is. Also, here there is an office where we can get advice for free. We also have free Legal Aid here, and the contact information is in the government section at the end of the phone book. They have pamphlets in the office that you can pick up if you don't want to talk to a lawyer. I hope there are places like that where you live. And of course, your apartment needs to be safe, legally. You may need to contact government to see if you can get inspector/s in.

Holiday Open House and Christmas Parties in apartment buildings?
Q. Would it be OK to host a holiday open house (or a holiday party) in an apartment building? If so, should we notify the landlord/landlady, apt building manager/apt building superintendent, etc.? Any ideas/suggestions for apartment Christmas party or holiday open house?
Asked by Cathy V - Mon Feb 18 10:46:28 2008 - - 1 Answers - 0 Comments
A. Sure, no problem, as long as you're not having too many people, and don't let everyone get drunk and rowdy. Look at your lease, read it carefully. Probably don't need to notify anyone. Can be smart to invite your neighbors, and if it's Open House, what do you care, if they wander in? They're less likely to complain if they have notice and an invite-- unless you let your party get really out of hand. Christmas is a long way off. . . . .

I truly hope you are not filling applications out for him. I'm sorry if I have offended you but after all it is his profession, not yours. Besides the low pay, have you even asked him if he is happy with his current job? Is a new career his idea, or yours?

If they dont do any thing then go to the captain and tell him whats going on and if you cant do it then have someone who can do it and have them tell whats going on.

Who is the legal homeowner in this scenario?
Q. A family of three move into a new apartment. The mother works, the daughter also works and is a legal adult, and the son is a minor who is not gainfully employed. The mother puts down the initial deposit on the apartment and pays rent and utilities for some time. The mother eventually becomes unemployed, which leaves the daughter as the sole provider of the home, including paying for utilities and rent for the family. Who is the legal owner of the apartment? (I use "owner" for lack of a better word, since technically, the superintendent [or whoever owns the building] would be the true legal owner of the apartment. But my question is basically, whose home is it, in the legal sense?)

A. Complain to the government agency in your town charged with overseeing The Building Code. You can often do this online. Penalty for Building Code violations is usually a heavy fine.

Can everyone in their condo building change their doorhandles???
Q. We have a problem in our condo. Some people are changing their door handles to whatever style they like. I go down my hallway and I see different door handles on each apt entrance. I told the Superintendent about it and he says he is uncertain about what to do. I know that the carpets , wallpaper, doors and doorhandles are considered "common elements". What should I do next to stop this unusual thing from happening in my building? It is cheaping my building with this look. It looks like a different person lives in eachof the units and doesn't care about the next person. We are a community of people sharing the same hallways. Any knowledgeable advice would be appreciated.

A. Most HOA's have the ability to restrict the owners from making changes that affect the appearance of the exterior (i.e. doorhandles, painting the door, window treatments can be restricted, flooring, wallpaper, etc cannot). Who does the superintendant work for? Presumably a management company? Write the management company a letter and ask them to bring this to the board of director's attention (or better yet, go to the board meeting and bring it up yourself). The board of directors has the right to fine owners who violate the CC&Rs of the development.
