For Sale By Owner, or FSBO (pronounced /ˈfɪzboʊ/), is the process of selling real estate without the representation of a real estate broker or real estate agent. Homeowners may employ the services of marketing or online listing companies or market their own property but do not pay a commission and represent themselves with the help of a lawyer throughout the sale. Interaction with Real Estate AgentsOne of the most popular reasons why homeowners choose to sell their house without the assistance of an agent is to avoid paying an agent's commission. In the US the agent's fee typically makes up 6% of the selling price of the property. When a homeowner decides to sell their home without a real estate agent and a buyer who is not working with an agent wants to buy the home, the seller pays no commission because no real estate agents are involved. If a buyer who is represented by an agent is interested in a FSBO home, that buyer's agent may request the owner pay him or her a commission, or finder's fee, for bringing the buyer. The seller may choose to either pay the fee or refuse. The seller is not legally obligated to pay any commission. If no agreement is in place with either the home buyer or the owner of the FSBO property, the buyer's agent may not necessarily be compensated in the transaction. Market ShareCanadaSeparate reports from the Canadian Real Estate Association and CTV Consumer Reports state that between 20% and 25% of homes in Canada are sold through brokers each year. MSN Money suggests that 30% of homes are sold without using a real estate agent. More than half of the homes sold in Quebec are sold without an agent. From Wikipedia under the
GNU Free Documentation License How do you make an offer on a FSBO house? Q. Do I need a lawyer, agent or what? Should I make the inital offer verbal or in writing? The property is an estate. (You can buy a pre-written form at the first link below, for $9.95. You could get one at an office supply store for about $0.85.) Then, you need to get the seller to sign that offer. This then makes a legally binding agreement. do not talk to a real estate agent! Even responding to a Real Estate agent on this site may constitute a binding agreement. All real estate agreements must be in writing. But an agreement to be represented by a real estate agent does NOT have to be written (it almost always is, because it makes the real estate agents case easier.) I am new in the real estate industry and would like to know how to get FSBO in order to call them or go directly. Also, I need some tips on how to get them listing with me. Thank you, appreciate all your help. Asked by Investments in Real Estate - Thu Jul 13 09:42:37 2006 - - 4 Answers - 0 Comments A. Probably your best bet is to drive around, see which houses are FSBO in the area you want to target. Most of them won't be on the internet or even in a newspaper - those are the ones you should be trying to get in touch with. 90% of agents in your area probably aren't doing that. You should also make them feel like they're not being pressured - maybe offer to list their house with the understanding that they can cancel the agreement at any time. Q. I am working with a buyers agent. I came across a house that is for sale by owner. Its not a MLS listing. How do I involve my agent in this process? Or should I? I have not signed a contract with my agent as of now. Asked by soltvedt - Sun Mar 25 14:56:45 2007 - - 5 Answers - 0 Comments A. If it is a fsbo, you can ask the seller before you show the house if he or she will agree to a buyers agent commission, and if so there is a form you can fill out for them to sign about commission. Always have in writing. If its not a fsbo, most agents will cobroke and split the commission. If they are not on the mls, use the form again for this transaction also. And yes have your agent involved in this process. Answered by Broker Lisa - Sun Mar 25 15:51:06 2007 From Yahoo Answer Search: "fsbo" From Wikiquote under the GNU Free Documentation License.
